The challenge and how we solved it
The owner was getting ready to sell. The old roof had cracked shingles, cracked pipe boot seals and water staining on the wood under the roof edge, the kind of things a buyer’s inspector writes up.
Instead of patching, the owner chose a full replacement before listing. The crew installed a complete CertainTeed Landmark roof in Moire Black, did the back porch metal roof and the gutters, and finished the main roof in one day. Because the roof warranty transfers, the new owner moved in with a new roof that’s still covered.

The finished project

Why these materials
Landmark is CertainTeed’s dual-layer architectural shingle. CertainTeed lists a lifetime limited transferable warranty, a 110 mph wind rating (upgradable to 160 mph), a UL Class A fire rating and UL 2218 Class 3 impact resistance. Details are on CertainTeed’s Landmark page. See our CertainTeed Landmark page for more.
Keeping your roof in good shape
- Check your attic a couple of times a year for water stains, and keep attic vents clear so moisture can escape.
- Clean your gutters after the fall leaf drop and again in spring. Clogged gutters push water back under the edge of the roof.
- After strong storms or wind warnings from the National Weather Service Baltimore/Washington office in Sterling, look over your roof from the ground for missing or lifted shingles.
- Keep your roof paperwork, including the warranty, with the house records so it can pass to the next owner.
