Commercial Roof Replacement

A commercial roof replacement in Loudoun County runs $7 to $15 per square foot installed, and most mid-sized buildings are finished in one to three weeks working around your operating hours.

Before that, though, there’s a question worth answering properly: does the roof actually need replacing? Plenty don’t. A roof with isolated failures and dry insulation underneath can often be repaired for a fraction of the cost, and a contractor who leads with a replacement quote before anyone has cut a test sample isn’t giving you an assessment — they’re giving you a sales pitch.

Loudoun Roofing has been replacing commercial roofs across Leesburg and Loudoun County since 2001. We’ll tell you which of the two you’re looking at, and show you the evidence. See commercial roofing for the full range of what we do.

Does Your Commercial Roof Need Replacing?

Four things decide it, and only one of them is age.

1. Is the insulation wet?

This is the question that settles most cases. A membrane can look poor and still be repairable if the insulation beneath it is dry. Once water is in the insulation, it stays there — it doesn’t dry out, it corrodes the deck from above, and every repair you make over it is money spent on a roof that’s already failing.

Finding out requires a core cut — a small test sample taken through the assembly — or an infrared scan. Any contractor quoting a replacement without doing one is guessing. Our roof inspections are free, and on commercial buildings they include the core sampling that settles this question.

2. How much of the roof has failed?

Isolated failures around penetrations or at a few seams are a repair. Widespread seam separation, membrane shrinkage pulling at the edges, or blistering across whole sections is a system at end of life. The rough threshold most of the industry works to is 25% — beyond that, repairs stop making financial sense.

3. How old is the system, and what was it?

A 60-mil TPO or EPDM roof has a realistic service life of 20 to 30 years. Modified bitumen similar. If you’re at year 22 and seeing multiple leaks a season, you’re not having bad luck — the roof is finishing.

4. What’s the leak history costing you?

Three service calls a year plus interior damage plus business disruption adds up quickly against a capital replacement that comes with a 20-year warranty. Worth doing that arithmetic before the next call rather than after.

When Repair Is the Right Answer

We’ll say so when it is. If the insulation is dry, the failures are localised, and the system has years left, a repair is the correct recommendation and we’d rather make it than sell you something you don’t need. See roof repair.

What we won’t do is patch a roof we can see is finished, take your money, and let you call us again next season.

Recover or Tear Off?

Once replacement is the answer, the next decision has a real cost attached.

A recover installs the new system over the existing one. It saves the tear-off and disposal — roughly $1 to $3 per square foot — and it’s faster and far less disruptive, since the building is never left with an open deck.

A tear-off strips everything back to the deck. More expensive and more disruptive, but it’s the only option when the insulation is wet or when the roof already carries two layers.

Three things decide which you can do:

  • Existing layers. The Virginia Uniform Statewide Building Code limits how many roof coverings can be stacked. If there are already two, a tear-off is required rather than optional.
  • Moisture in the assembly. Recovering over wet insulation seals the water in. The new roof will fail early and the warranty won’t cover it.
  • Structural capacity. Adding a layer adds weight. On older buildings that needs checking rather than assuming.

We take core samples before recommending either. It’s a small cost that prevents a large mistake.

The Replacement Process

  1. Assessment and core sampling. Free inspection covering membrane, seams, terminations, flashing, drainage and ponding — plus core cuts to establish whether the insulation is dry.
  2. Scope and proposal. Square footage, system and membrane thickness, insulation R-value, recover or tear-off, flashing and accessory count, warranty tier, timeline and cost. Written to be compared line for line against other bids.
  3. Permits and inspections. We pull the permits and build the staged inspections into the programme. Inside Leesburg town limits that means a Town of Leesburg zoning permit first, then the county — the county won’t issue until the town’s is approved.
  4. Phased installation. Sections are opened and closed the same day wherever possible, so the building is never left exposed overnight. Staging keeps entrances, loading areas and parking usable.
  5. Close-out. Final walkthrough, manufacturer and workmanship warranties in writing, and photographic documentation of each phase for your records.

Keeping the Building Running

Nobody closes for a re-roof. We work around trading hours in retail, term dates in schools, and shift patterns in warehouse and industrial buildings. Tell us the constraints when we quote and they go into the programme rather than becoming a problem in week two.

Roofing Materials Tailored for Virginia’s Climate

Virginia’s weather ranges from hot, humid summers to cold, icy winters, placing significant stress on roofing systems. That’s why we recommend proven, high-performance materials for local multi-family properties:

  • Architectural Asphalt Shingles: More durable and visually appealing than 3-tab asphalt shingles, these provide superior wind resistance and can last up to 30 years.
  • TPO Roofing: Ideal for low-slope or flat roofs, TPO membranes are highly reflective, reducing cooling costs and resisting algae buildup.
  • Standing Seam Metal Roofing: Increasingly popular in Northern Virginia, this option offers extreme durability and longevity, lasting up to 50 years with minimal maintenance.
  • Roof Coatings: Elastomeric coatings help extend the lifespan of existing roofs by up to 10 years, making them a cost-effective solution for properties not ready for full roof replacement.

What Does a Commercial Roof Replacement Cost?

$7 to $15 per square foot installed for a single-ply replacement in Loudoun County. On a 10,000 square foot building that’s roughly $70,000 to $150,000; standing seam metal sits above the range.

The variables, in the order they usually matter:

  • Tear-off versus recover — tear-off adds around $1 to $3 per square foot, and each layer beyond the first adds a further $0.50 to $1.50. Wet insulation that needs replacing adds more again.
  • Membrane thickness — a 60-mil and an 80-mil TPO are different roofs with different warranties and different prices. Always check which is quoted.
  • Insulation — Loudoun County is in climate zone 4, where the Virginia code requires a minimum of R-30 continuous insulation on low-slope commercial roofs with insulation above the deck. Not optional, and a common reason a suspiciously cheap quote is cheap.
  • Roof complexity — heavy rooftop equipment, multiple penetrations and changes in level add roughly 15 to 30%.
  • Square footage — larger roofs cost less per foot, noticeably so above 50,000 square feet.

A commercial roof is a capital asset, so the number worth comparing isn’t the install price — it’s cost per square foot per year of expected service life. A metal roof at double the upfront cost with three times the lifespan is the cheaper roof.

Commercial Roof Replacement Across Loudoun County

When a commercial roof needs replacing has more to do with when the building went up than where it is. Loudoun’s commercial stock came in waves, and those waves are now reaching end of life in a fairly predictable order.

Ashburn, Sterling and Dulles — most of the office, flex and light industrial space along this corridor was built from the late 1990s onward, alongside the data centre growth. A single-ply membrane installed then is now at 25 years or more, which is precisely where TPO and EPDM reach the end of their service life. If you own a building here from that period and you’re seeing more than one leak a season, the roof is finishing rather than misbehaving. The heavy rooftop cooling equipment on these buildings also concentrates the failures — penetrations fail long before the field of the membrane does.

Leesburg — a wider spread of ages. Newer office and flex space sits along the Route 7 and Route 15 corridors, while older commercial buildings downtown have often been recovered once or twice already. That matters: where two coverings are already stacked, the Virginia code makes a full tear-off mandatory rather than optional, and the cost expectation should be set accordingly from the start.

Aldie and the Route 50 corridor — mixed commercial and light industrial, much of it more recent, and an area we already do a good deal of commercial work in.

Purcellville, Round Hill and western Loudoun — older, smaller commercial buildings, churches and agricultural structures, where the original roof is often modified bitumen or metal rather than single-ply. Wind exposure off the Blue Ridge is materially higher here, which favours a fully adhered system over a mechanically fastened one and makes edge detailing critical on any replacement. The National Weather Service office in Sterling issues the high wind warnings for this area.

Replacement work requires permits and staged inspections from Loudoun County Building and Development. We handle the applications and schedule around the inspection windows.

Why Choose Loudoun Roofing

  • We take core samples before quoting. A replacement recommendation should rest on what’s actually in the roof assembly, not on how old the building looks.
  • Itemized proposals — membrane type and thickness, insulation R-value, tear-off or recover, flashing count, warranty tier. Set ours against any other bid line for line.
  • Licensed and verifiable — check any Virginia contractor licence free through the Department of Professional and Occupational Regulation, ours included.
  • Local since 2001 — a 20-year warranty is only worth the company standing behind it. We’re in Leesburg and we intend to stay.
  • We’ll tell you not to replace it when that’s the honest answer. A repair we recommend today is worth more to us than a replacement you resent.

✦ What customers say

Customers most often say Loudoun Roofing responds quickly to leaks and storm damage, often the next day, and that owner Esteban inspects both the roof and the attic and sends before-and-after photos of every repair. Many reviewers describe honest advice that fixes the actual problem instead of pushing a full replacement, with fair, detailed estimates. Homeowners across Loudoun County and Northern Virginia also mention on-time crews, spotless cleanup down to the last nail, and Keylah in the office keeping them informed.

…again (after I had paid to get the drywall damaged by the previous leak to be repaired and repainted). Loudoun Roofing promptly responded to my inquiry and sent Esteban Marin out to assess the problem and provide an estimate. Esteban was prompt, courteous, and clearly knowledgeable, and explained the problem and showed me the pictures he had taken of the problem area (a roof valley). He thereafter sent me a detailed estimate that I thought was reasonable and we scheduled the time for the repair. Esteban and his assistant Wesley came at the appointed time and did great work in repairing the roof. They were very professional, courteous, efficient, and clearly knew what they were doing. Esteban also provided a host of photos of the problem areas and their repairs and explained what they did and why. Esteban also went over the entire roof locating additional issues and addressed them. They also quickly and very nicely fixed some roof trim on the front of my house at my request. It has been a couple of weeks since the repairs were done and we have had a number of very heavy rain storms; I am very pleased to report that the work Esteban and Wesley did on the roof did the trick—no more leaks!
I highly recommend Loudoun Roofing for any roof repair you need. They were fantastic in every regard. And, I can’t say enough about Esteban Marin: that man knows his stuff and is a true professional.

…companies because they were franchise businesses. I needed repairs to what I have, not a company that seeks every chance to do a total replacement. I then found Loudoun Roofing on the internet. Esteban recognized that I had 12-15 years left in the life of my existing roofing, but needed repairs for shoddy workmanship on the original installation. - We are the second owners. Esteban agreed to replace only what was necessary to get our roof ready for another fifteen years and to match the existing roofing. We also upgraded our gutter system. Due to a weather delay, the work was done while we were out of town. When we came back home, all the repairs were done, and our house looked great! They provided before-and-after photos for all repairs. Our yard and flower beds appeared undisturbed; the crew did an outstanding job of not disturbing our beds and in cleaning up after the work. The quality of their work was outstanding. I am confident knowing they were reliable and respectful of my home. I would highly recommend Loudoun Roofing to anyone looking for a trustworthy roofer.

…enough.

During the recent ice storm in Northern Virginia, when the situation was urgent and stressful, they were the only roofing company that actually took the time to speak with me. Every other company either didn’t answer, said they didn’t have staff, didn’t handle repairs, or simply hung up. That alone says a lot—but what truly set them apart was the level of care and professionalism that followed.

A huge shoutout to Keylah Marin — her empathy, patience, and genuine concern for my situation were exceptional. She didn’t rush the call, took the time to understand the issue, and made me feel like a priority when most companies wouldn’t even engage. That level of customer care is rare and truly differentiates this business.

When it came to the inspection, Esteban Marin was equally impressive. He was incredibly thorough—taking the time to check every nook and corner of the roof until he was completely satisfied with his assessment. What stood out most was his honest, straightforward, and completely non-pushy approach. He explained everything clearly, answered all questions, and never tried to upsell or pressure—just solid expertise and integrity.

From the initial call to scheduling, repair work, and final payment, the entire process was smooth, transparent, and stress-free.

If you’re looking for a roofing company that combines responsiveness, honesty, craftsmanship, and truly outstanding customer service, Loudoun Roofing is the one to call.

Frequently Asked Questions

How do I know if my commercial roof needs replacing or just repairing?

The deciding factor is usually whether the insulation is wet. A core cut or infrared scan answers it. If the insulation is dry and the failures are localised, repair. If water is in the assembly, or more than about a quarter of the roof has failed, replacement is the economical answer.

$7 to $15 per square foot installed for single-ply in Loudoun County — around $70,000 to $150,000 on a 10,000 square foot building. Tear-off, membrane thickness, insulation R-value and roof complexity move it within that range.

Sometimes. A recover saves the tear-off cost and is much less disruptive, but only where the deck and insulation are dry and the building doesn’t already carry two layers. Virginia’s building code limits how many coverings can be stacked. We take core samples before recommending it.

One to three weeks for most mid-sized buildings. Retail and schools take longer because we work around trading hours and term dates rather than continuously. We give a realistic window rather than an optimistic one.

No. We phase the work so sections are opened and closed the same day where possible, and stage materials so entrances, loading areas and parking stay usable. Tell us your constraints when we quote and they go into the programme.

We don’t open more deck than we can close before the end of the day, and we monitor the forecast rather than the calendar. Temporary tie-ins protect any open edge overnight. That’s the main reason a re-roof takes longer than the raw square footage suggests.

20 to 30 years for TPO or EPDM depending on membrane thickness, similar for modified bitumen, and 40 to 70 for standing seam metal. Documented maintenance matters — most manufacturer warranties require it, and a lapsed record is a common reason a claim is refused.

Yes, and commercial work carries staged inspections rather than one sign-off. Inside Leesburg town limits you need a Town of Leesburg zoning permit as well as the county building permit, and the county won’t issue until the town’s is approved. We handle both.

If the damage is sudden and accidental — storm, hail, wind, fallen tree — usually yes, less your deductible. What insurers don’t cover is age and wear, which is why the condition of the roof before the storm matters to the claim. We document damage in the format adjusters work from and meet them on site. See storm and hail damage.

Often, yes. Where a building has distinct roof sections, replacement can be phased across budget cycles, doing the worst first. We’ll assess by section and tell you which genuinely needs doing now rather than which is simply oldest.
